At Jeff Schneidereit Architects Inc. we assist the owner in revealing the value of a real estate parcel. We make an inventory of economic and environmental factors affecting the parcel: zoning codes and government attitudes; quantity and quality of nearby similar buildings/projects; vacancy and recent sale rates; availability of infrastructure; weather factors such as wind and rain; solar access; and other project specific needs.
For Owners considering a project, the results are used to make decisions whether or not to proceed with the project. If it indeed leads to a project being approved, it will before the real work of the proposed project starts and be used to ascertain the likelihood of the project's success. It is an analysis of possible alternative solutions to a problem and a recommendation on the best alternative.
For Owners selling a property, the results are used to substantiate a price by having the site attributes and possibilities in front of the buyer and give an edge to other similar properties where it is just another lot/building. Data can be combined with graphic presentions including insight and concepts.
